Having full, detailed construction drawings prepared for your proposals is important whether you are adding a simple single storey extension to your kitchen through to something more ambitious.

Full detailed plans will help you to submit your proposals to the local Council for planning permission or for confirmation that planning permission is not required. They are also for gaining full pre start building regulation approval, and to give to builders for obtaining competitive and reliable quotes. The more you and others are sure of what is entailed the more you can be sure of how much it will cost you, in time and stress as well as money.

Free initial consultation and advice

I can happily visit you to discuss your needs and any possible implications. I will then provide you with a written quote for my service, along with a break down of other costs to others that are likely.

Measured survey

If you are happy with the quote I will then arrange to undertake a measured survey of your property (if applicable), discuss with you again your requirements and ideas, and then prepare preliminary through to detailed drawings. All drawings are CAD prepared and easily emailed to you for your thoughts and comments.

Submit for planning permission (if required)

Once the plans are acceptable, I will then make a submission to the Councils planning department and liaise with them and you to hopefully gain planning permission. We are registered on the planning portal for a speedy submission.

Submit for building regulation approval (if required)

Normally after you have planning permission we can then obtain a quote for, and then submit and gain building control approval as required. We are members of the Local Authority Building Control Partnership Scheme and also work closely with Approved Inspectors.

Public sewer agreements

Your approval process may consist of applying for a sewer build over or close to agreement. We can submit this for you and tell you the relevant actions you need to take.

Any other reports prepared or sourced

We will either prepare ourselves or liaise with a structural engineer for any steel calculations you may need. It is possible you may need depending on the size of your project the help of other consultants, for such things as ecology, tree, heritage reports, or thermal or water calculations.
We can guide you as to what is needed and source these reports from associates.
